When you buy a home in this community you are buying into a Lifestyle. There is a definite camaraderie & family feel here. Come stay for as long as you want and go back up north knowing everything is safe & secure (or sell your home up north and stay here permanently like many of the owners do). $106.67 per month association/maintenance fee, which is paid quarterly at $320.00 per quarter, includes water, sewer, garbage, lawn maintenance, and community maintenance (clubhouse, pool, roads, etc.).
This community requires that a background check be done on all potential buyers at a cost of $50 each. Once the background check is completed all buyers must be interviewed and approved by the Board of Directors before purchasing. This Resident Owned Co-op is nearly the same as land owned in that when purchasing a home here you get a 99 year Proprietary Lease (leasehold interest in real property), which is automatically renewable every year, and which is recorded just like a deed. You pay property taxes on the property you buy. When buying into this park you are buying ownership into the park. All owners of property actually own a share of the park. However, there is no share fee or extra cost of any kind. There is a boat storage area for the residents and a boat ramp from which you can go into the Manatee River all the way to the Gulf of Mexico! Besides the boat ramp the Resort offers a great number of extra amenities including tennis & pickle ball courts, mini golf, playground for grandchildren, large pool, shuffleboard courts, and large clubhouse with card room, library, and pool tables.
